A Pre Purchase Inspection is a comprehensive building inspection, carried out on an existing dwelling that your are looking to purchase. This is regardless of whether its intended purpose is for your primary place of residence, or as an investment. A pre purchase inspection must be carried out in accordance with the Australian standard AS 4349.1 – 2007 and the report will provide details on any major or minor defects discovered, as well as any safety concerns. On average, 50% of all properties we conduct inspections on have numerous issues, often including major defects. What DO YOU LOOK FOR IN A
PRE PURCHASE INSPECTION
During a Pre Purchase Inspection our main goal is to identify major and minor defects, whilst also keeping an eye out for any serious safety concerns. We comprehensively review the interior and exterior of the building, the roof exterior, the roof space, the sub floor space and of course, the site surrounding the dwelling.
Interior of the building
Internally we comprehensively review ceilings, walls, floors, windows, doors and jambs, the kitchen, bathroom, WC, ensuites, laundry, stairs and also look for signs of dampness.

Externally we comprehensively review the walls, timber or steel frame structures, chimneys, stairs, balconies, verandahs, patios, decks, suspended concrete floors and balustrades.

The roof exterior includes roof tiles, shingles, slate, sheet roofing, gables and flashings, skylights, vents, flues, valleys, guttering, downpipes, eaves, fascia and barge boards.
roof space
Assuming safe access is available at the time of the inspection, we go inside the roof space and thoroughly review the roof coverings, roof framing, sarking, party walls and insulation.
sub floor space
Assuming safe access is available at the time of the inspection, we explore the sub floor space and review the timber floor including stumps, bearers and joists, as well as any suspended concrete floors.
The site
Aside from the dwelling, we also review the site including car accomodation, detached facilities, retaining walls, paths, driveways, steps, fencing and also look for issues with surface water drainage.
