WHAT IS A MAINTENANCE inspection

It's the last opportunity to notify your builder before they return to address concerns.

A Maintenance Inspection is the eighth construction stage inspection which is completed post handover and typically done around the three to six month mark, just prior to the expiry of the builders contractual maintenance period. A Maintenance Inspection should be a top priority to all home owners as this is typically the last opportunity to have your builder return to site and rectify issues. Beyond this, you would need to make a claim under your Domestic Building Insurance policy which is only applicable if your builder had died, disappeared or become insolvent. Don’t waste this opportunity to have things tidied up around the house.

The purpose of an independant Maintenance Inspection is to clearly identify and document any issues with a poor quality of workmanship that does not adhere to the Victorian Building Authorities (VBA) Guide to Standards & Tolerances. Ideally there would be no issues but sadly that is rarely the case.

What DO YOU LOOK FOR IN A
MAINTENANCE INSPECTION

During a Maintenance Inspection our main goal is to confirm everything in your home is adhering to the Victorian Building Authorities (VBA) Guide to Standards & Tolerances. We meticulously review the entire dwelling and look for both external and internal cracks or signs of movement, changes to slab levels if applicable, water leaks from wet areas and roofs, floor and wall tiling, fixtures and fittings, door margins and cabinetry issues.

General Inspection

We conduct a thorough building inspection of the entire dwelling inside and out, ensuring the quality of workmanship in your home is continuing to adhere to the Guide to Standards & Tolerances.

Cracks & Movement

A comprehensive inspection of the dwelling inside and out will identify and document all cracks and signs of movement that don't comply with the Guide to Standards & Tolerances.

Slab Levels

If applicable, we review the slabs floor levels for consistency throughout the entire dwelling and ensure they are compliant with the Victorian Building Authorities Guide to Standards & Tolerances.

Water Leaks - Wet Areas

If there are visible signs of a water leak caused by a failure in the waterproofing membrance of a wet area, we will conduct a non invasive inspection to try determine the location of the leak.

Water Leaks - Roofing

If there are visible signs of a water leak caused by a failure in the roof cover or roof plumbing, we will conduct a non invasive inspection to try determine the location of the leak.

Floor & Wall Tiling

A thorough inspection of the floor and wall tiling in all wets areas will be conducted to ensure there are no issues arising from a failure of the tile adhesives or grout applications.

Fixtures & Fittings

A comprehensive inspection of all fixtures and fittings will be conducted to identify and document any issues with their installation or functionality. In some cases, product warranties may be applicable.

Window & Door Margins

All Windows and doors will be inspected to ensure margins are remaining consistent. Windows and doors that catch in the frame are often a sign of movement and may be an indication of structual issues.

Cabinetry

A comprehensive inspection of all cabinetry will be conducted to ensure everything is functioning well and margins  / gaps between doors or panels remain consistent throughout.
