WHAT IS A HANDOVER inspection
It's essential that you hold the keys to your success.
A Handover Inspection, also known as a practical completion inspection (PCI) is the seventh construction stage inspection which is done one to two weeks prior to the receipt of the occupancy permit and handover with your builder. A Handover Inspection should be a top priority to all home owners as the occupancy permit issued by the relevant Building Surveyor is not confirmation that everything has been completed in accordance with the National Construction Code (NCC), the Australian Standards, the Victorian Building Authorities (VBA) Guide to Standards & Tolerances, the Building Act 1993 and the Building Regulations 2018.
The purpose of a private Handover Inspection is to identify issues with the quality of workmanship prior to taking possession of your new home so that they can be rectified. Consider this your last line of defence as we check everything inside and out, ensuring your home is ready for handover. This will result in less ongoing maintenance issues that your builder is not required to rectify after the 3 month maintenance period expires.

HANDOVER INSPECTION
During a Handover Inspection our main goal is to confirm everything has been installed and finised to a high standard of workmanship, and is constructed in accordance the National Construction Code (NCC), the relevant Australian standards and the Victorian Building Authorities (VBA) Guide to Standards & Tolerances. We meticulously review the interior, exterior, painting, floor coverings, fixtures and fittings, roofing insulation, staircases and balustrades, smoke alarms, site drainage, glazing and overlooking, cabinetry, caulking, weather seals, roofs and gutters, as well as site conditions.
Interior
The interior will be inspected creating an exhaustive list of all defects and non compliant building works, as well as a quality assurance check in accordance with the Guide to Standards & Tolerances.
Exterior
The exterior will be inspected creating an exhaustive list of all defects and non compliant building works, as well as a quality assurance check in accordance with the Guide to Standards & Tolerances.
Painting
A meticulous inspection of the painting will be conducted, using general painting tape to document / highlight the areas requiring patching. Plaster patching if required will also be documented.
Floor Coverings
All internal floor coverings throughout the dwelling including carpet, timber flooring, tiles etc will be inspected and any defects or non compliant building works will be documented for rectification.
Fixtures & Fittings
The installation of all fixtures and fittings, including appliances, sinks, basins, baths, toilets, tapware, door furniture etc will be inspected and cross referenced to the project specifications.
Roofing Insulation
Provided access is available, a thorough inspection inside the roof will be conducted to ensure the insulation batts have been installed in accordance with the energy rating report.
Staircase & Balustrades
A comprehensive inspection of the staircases & balustrades will be completed to ensure they are built in accordance with the National Construction Code and the relevant Australian Standards.
Smoke Alarms
All interconnected smoke alarms will be inspected and cross referenced to the latest electrical plans and stamped Architectual drawings relevant to the building permit documentation.
Site Drainage
A thorough inspection of the site drainage will be conducted to ensure all downpipes, stormwater pits, inspection outlets and overflow relief gullies etc are installed in accordance with the civil drawings.
Glazing & Overlooking
All windows and external doors will be inspected to ensure the comply with the National Construction Code, Australian Standards and the overlooking requirements set out in the Building Permit.
Cabinetry
A comprehensive inspection of all cabinetry will be conducted to ensure everything has been installed correctly in accordance with the project specifications, and margins are consistent.
Caulking
All internal and external caulking will be inspected to confirm it has been installed correctly, in accordance with the National Construction Code and relevant Australian Standards.
Weather Seals
All openable windows and external hinged and sliding doors will be inspected to ensure the appropriate weather seals have been installed and they sufficiently protect the dwelling from drafts.
Roofs & Gutters
A thorough inspection of the roofs and gutters will be conducted to ensure items raised during the lock up inspection have been rectified, and that all areas are clean and free of building debris.
Site Conditions
The building site will be inspected to ensure all materials and debris has been removed. Fall in ground levels surrounding the dwelling will also be inspected to prevent water damage to the slab.
