WHAT IS A FIXING inspection

By paying attention to the details, you'll enjoy your home a lot more.

A Fixing Inspection is the fifth construction stage inspection which is done after the installation of plaster, joinery, staircases, internal doors, architraves and skirting, but before the commencement of painting. A Fixing Inspection should be a top priority to all home owners as the relevant Building Surveyor does not conduct any inspections between the completion of the frame and completion of the home.

The purpose of a private Fixing Inspection is to identify issues with the quality of workmanship prior to painting. We also ensure everything is built and installed in accordance with National Construction Code (NCC), the relevant Australian Standards as well as the Victorian Building Authorities (VBA) Guide to Standards & Tolerances. It’s important to take your time and get things right before painting as you don’t want a home riddled with gap filler and builders bog to cover up issues. This would inevitably lead to cracks and ongoing issues that your builder isn’t required to rectify after the 3 month maintenance period expires.

What DO YOU LOOK FOR IN A FIXING INSPECTION

During a Fixing Inspection our main goal is to confirm everything has been installed to a high standard of workmanship, and is constructed in accordance the National Construction Code (NCC), the relevant Australian standards and the Victorian Building Authorities (VBA) Guide to Standards & Tolerances. We meticulously review the plastered walls & ceilings, cornice & square set details, internal doors, cavity sliding doors, windows & external doors, architraves & skirting, cabinetry, staircases and if applicable at the time of inspection, the floor coverings.

Plastered Walls & Ceilings

The finish of all plastered walls and ceilings will be thoroughly inspected to ensure quality issues are rectified prior to the commencement of painting. This will result in a much easier PCI inspection.

Cornice & Square Set

The installation and finish of all cornices and square set details will be inspected and cross referenced to the architectual plans prior to the commencement of painting ensuring a high quality finish.

Internal Doors

All internal doors will be inspected to ensure they are hinged correctly, installed plumb and level, margins are consistent and the doors themselves are not bowed and / or damaged.

Cavity Sliding Doors

All cavity sliding doors will be inspected to ensure they are fully operational, cavities are not filled with debris, guides have been installed and the doors themselves are not bowed and / or damaged.

Windows & External Doors

The installation of all windows and external doors will be inspected to ensure they are securely fixed, plumb and level, locks, latches and winders are fully operational and relevant flashings are installed.

Architraves & Skirting

All architraves and skirting boards will be thoroughly inspected to ensure they are installed correctly, margins are consistent, and that mitres are glued and tight prior to the commencement of painting.

Cabinetry

A comprehensive inspection of all cabinetry will be conducted to ensure everything has been installed correctly in accordance with the project specifications, and margins are consistent.

Staircase

Staircases will be meticulously inspected to ensure they are installed in accordance with the National Construction Code and relevant Australian Standards. This includes treads, risers, landings etc.

Floor Coverings

If floor coverings have been installed at the time of the inspection, they will be thoroughly inspected to ensure a high standards of workmanship which adheres to the Guide to Standards & Tolerances.
