Asking your builder for advice can at times be counter productive as their opinions, assuming they provide them will always be biased, preferencing their best interests. You may also find communication with your builder to be non-existent, that is until a stage claim is due, then suddenly they’re calling you with their hands out asking for payment in accordance with the HIA or Master Builders new homes contract. It may seem hard to believe but it’s actually very common for a builder to request the payment of a stage claim before the works have been completed, let alone inspected. Some people receive lock up claims before the roof is even installed on their home. Now helping your builder with cashflow is not a bad thing, but in the event your builder is going through hard times, financial or otherwise, the last thing you want is for your hard earned money to be paying for expenses unrelated to your build. As your home building consultant, we offer peace of mind by providing independant advice during construction, we also liaise with your builder on your behalf to obtain updates on the build, ensure stage claims are due and payable and help manage cost blow outs and critical risk factors.

SITE Meetings

It’s hard enough getting a site meeting with your builder so the last thing you want to do is waste the opportunities when they come. Most builders actively avoid site meetings with their clients, so as your home building consultant we coordinate site meetings and attend them with you or on your behalf, depending on your preference. If you’re unavailable for a site meeting, we provide a detail report updating you on the progress of your home. We identify areas of concern as well as prepare meeting minutes which benefit all parties involved and greatly assist in managing the relationship between you and your builder.

Have you ever sent an email to someone only to wait for a reply that never seems to come? Builders are notorious for dodging questions and blaming the homeowner for any delays or costs associated with an unresolved issue. As your home building consultant, we take the stress out of your build by preparing and managing an RFI (Request for Information) schedule. We liaise with your builder to ensure items are addressed in a timely manner, which helps you focus on more important things and offers your builder the freedom and confidence to progress with the construction of your new home.

CONSTRUCTION Schedule

Make informed decisions when preparing for the future.

The majority of builders will not provide you with an up to date construction schedule because it can be subject to change on a daily basis, but even if they do, how can you be sure the dates specified are even realistic. Knowing the anticipated completion date of your new home is absolutely critical to planning your future, because notifying a landlord of your intent to vacate a rental property well in advance can save you thousands of dollars in rent, not to mention all of the other expenses that come with moving into and furnishing a new home. If your builder provides you with a construction schedule, as your home building consultant we will review it and provide comment. If they don’t provide one, we can prepare a schedule that offers realistic timeframes for any outstanding works. We’ll then set clear expectations, adopt strategies to avoid delays and manage any extension of time requests received from your builder throughout the construction process.
